I have a lot that are standing on the sidelines but the ones that are going for it right now are getting amazing price drops and concessions.

There are certainly more investors, but a lot seem to be holding off on the sidelines right now. 

I have no idea when rates will come down but it is amusing watching all the people who said they would buy when prices came down now continue to sit on the sidelines waiting for rates to go down (which will cause prices to rise again). 

I’m not sure if it is the fact that rates have been elevated for some time now and buyers are getting used to the “new normal” with mortgage rates or prices have come down enough to meet the pent up demand waiting on the sidelines, but sales were up significantly in February and that trend will only continue as the buying season is in full swingI’ve been beating the drum for a while now, that we aren’t going to have another huge drop in pricing, contrary to what some national click bate headlines might have you think.

Been sitting on the sidelines for awhile and im prepped and ready to act.Im going all cash on one multi-family property for good cashflow (which is my #1 desire). 

Just curious if there what other ideas might be out there, especially in this weird lull, where sellers are still hoping for last year's prices, and buyers are on the sidelines waiting for interest rates to drop. 

Don't let uncertainty in the market make you stick to the sidelines.
