Always good to loop in your accountant with your attorney as you formulate your structure as there could be some nuance ways to avoid certain tax events with structure but generally speaking if tax consequences is something you are sensitive towards (which is a good way to approach the business) the type of investing and timing of dispositions has a greater impact.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

It should go without saying that these profiles are not absolute.Students: longer rental term (9+ months), lower rent, rent-by-room may off set lower rents, more damage, location specific.Travel medical professionals (nurses, physical therapists, x-ray techs, etc): 13+ week contracts, higher rents than students but still price sensitive particularly in states with low stipends, very little damage, require quiet & safe properties, ideally close to hospitals but longer commutes acceptable in rural areas.
