A lot of agents I know don't show these and I found out why early on, it is because it is a pain in the rear to work directly with the seller.

That is your job as the investor.On the other hand you may have someone who's head is up their rear, and they are not open to any sort of education or discussion.But, at least put a feeler out there and see what's up - there is only one way to find out!

Loan: $163K, Appraised @ $235K a year ago, and I'll put about $7K into it before it sells (carpeted to laminate stairs, fresh paint, fresh grout in baths, new front door and rear sliding doors).Will pay 5% down on my new home and use the rest to begin real estate investing.I do corporate finance, and work for a huge company that probably made the phone you're using.

As this was a conversion to condo's there are actually 6 electrical meters (1 master) and 5 gas and water meters.At the rear of the property there are also 3 garages and a small storage closet.The asking price was $252k for the 1 bedroom and $149k for each studio; total asking price was $699k.

We never did a $60k loan anywhere....we raised $25k through GF and I expected to put in the rest, if any.The property was always secured with the exception of a rear bath window that was broken into occasionally probably by someone looking for a place to get out of the weather.

And there was a developer in San Jose named McQuen who built hundreds of 4 plex's that were converted to condos. they were the style were two are ground units 2 upstairs and 4 car parking underneath in the rear. they were selling for 5900.00 a door in the late 70's and there were loan products were you could buy them with 500.00 down and payments were about 250 a month.. but rent was only 200...
