I was personally thinking of putting wood laminate where there is carpet, then painting all the walls a neutral with white trim, then paint the cabinets as well since they're a little worse for wear on the outside. 

I have found a few deals that are cash flow neutral.

So need to be neutral or positive. 

I currently own a condo in West Chester, PA that has been a rental since July 2013 and is cash flow neutral at this point.

I'm not sure if I should proceed with doing a formal inspection (wondering if it's hard to ask opinions of family members and would be better to have a neutral party walk it) or what.

Or is it an absolute sin to pick up something  that isn't at least cash flow neutral? 

They don't have that hotel look and offer a neutral, ready-to-go location for folks to work in.

I plan to repaint all of my rooms to a neutral color.My concern is, would I regain the money put into installing the floors plus some?
