I think for a lot of out of state investors, cash flow in decent areas is strong, so appreciation is icing on the cake.

Annapolis is a cake walk compared to Baltimore but it all comes down to knowledge of the law.

The IRS gives some good incentives for the real estate industry, but they generally don't let you have your cake and eat it too.

Asheville broker checking in here; to be honest, I would stave off those capital gains and rent it; especially because the average hotel room rates have gone up significantly year over year and this past year took the cake; compound that with the fact that most of them will no longer book for locals (or those with a local zip code) and you are in a prime rental area.

This was one messed up transaction.. i have seen my share but this one just about takes the cake.1.

It cash flows at the 1 percent rule as it is with the 3 units so it would be the icing on the cake if I could do something productive with the pizza place .I am also open to ideas for a totally new buisness in the pizza store , a laundromat was one idea I had , but if anyone has any ideas and is interested in this post I’m all ears !
