I too am looking for a solution like appfolio but for a small portfolio.I currently have 2 units but am hopeful to expand to 5 total in the next 3 months.I am looking for a lower cost property management cloud software system that easily does billing & rubs (ratio utility billing system) so that I can easily manage the payment processes.  

I studied a few of the cloud applications and TrueRent seemed like the best.  

Alternatively, you could buy the house, then lease it back to the relatives for a minimal about ($20 for the year or whatever) - the key outcomes in this second scenario are to make sure you take ownership with no clouds on title, and then have a written lease in place so all parties are protected, you would have the right to evict (on grounds other than payment of rent) if things go bad. 

Will that cloud the title after the foreclosure sale?
