I am a server living in employee housing for just over $100/month, 2 hours away from both Fresno and Visalia, the closest major cities to me, with no cell phone service but dependable access to internet and a community landline phone using the lodge.

Right I am assuming the condo because from price standpoint, that's the closest exchange to what he has in NJ. 300k is not much difference, actually if one wanna live in south bay , you could get 1BR condo for 400k now.

I don't practice in Georgia, but I believe it is an attorney close state. 

When I am out with my vendors who I finance their deals I ALWAYS treat them to the best steak dinner in town ALWAYS>Since I pay zero in marketing its my real only expense for client retention.. and if that account makes me 100k a year whats one 1000.00 dinner.. ???? 

Your advice makes sense but the closest market close to me were number made sense was Vegas.

However, a lot of these bonds are now up to 4-5 % and considered "risk free" or the closest thing to it, so likely represent a much better risk/reward (and time spent / hassle) than RE private lending unless you are looking for really high yields

In Chicago, you need to have a closest with a minimum of 15 SF to legally call it a bedroomNow.....does that really matter and can you call it a bedroom always?
