@Luis Hernaif there's a loan on a property, then you can't seller finance - it sounds like you'd be taking over the mortgage sub to, and seller financing the rest of the equity. 

@Jeremiah Cotner have not built something like that personally but the project sounds amazing.

I would print out the law on this for your area and leave it with him in case he gets upset (sounds like he might?)
