My other option is to invest in Lafayette (city accross the river) which seems to be growing with about 1,000 jobs being added in 2 years when the Subaru Assembly plant finishes its expansion...I don't want to make a monumental mistake, however I want to jump in feet first...any advice would be much appreciated.

And you want to assemble a top-notch team that will have your back. 

The best place to BRRRR is the place where you have assembled a strong team and are familiar with the market pricing, contractors and costs of materials.

They delivered and assembled the furniture as well.

If you can only assemble 100K - 150K of that from your own resources, then you will need a partner with the same objectives, or need to get creative in putting together deals.Personally, I would be looking for something larger than a duplex.  

I have the crew that can do the install/assembly.

How easy / difficult is it to assemble a team?
