I think the reason they are so popular is the investor does not need to be accredited ( which is a major stumbling block for getting in the best syndication's) And its by far the easiest concept for most folks to understand .

There are some groups out there that don’t require you to be accredited and pay around 7% a year as a monthly or quarterly distributions with 20-25% upside after 3-5 years.

if your accredited  just go in with one of the many very good syndicators out there..BRRRR is HUGELY risky unless your on top of it.and just buying rental houses is not going to replace your income with max debt.. you would need hundreds of themKeep making the big dental bucks and sock that money into managed investments.
