Once I had it under contract, which was after informing the seller that it would be re-sold, we arranged transportation for the seller (he had no car or license) to title/attorney's office, and then funded, closed, and got on with our day. 

Not a field I know a ton about, but let's just take the example from my side of the world.I would target other trucking or transportation logistics companies to offer them a service that you are uniquely talented at.

I work from home and whenever I need to go downtown I just use public transport, and worst case there’s the occasional uber/lyft

The majority of the costs come from labor involved with the removal and set-up, not the actual transport.

Certainly access to good transportation is important.

A strong indicator for future appreciation is proximity to public transit so not only is it an easy commute to center city, being close to a huge transportation hub like 30th street station can only help a long term investment in my opinion.

Tenant quality will depend on the neighborhood, proximity to transportation, highways, schools, food, shopping, etc, and quality of rehab workmanship.
