Thinking about doing something and discovering if the opportunity exists are two different things. 

Don't know anything about them but per my calculations they are taking 27.2% of the capital appreciation on the New Braunfels deal at the end per their projections which seem optimistic in this oversupplied environment, (Austin MSA with largest new multi-family projects coming out this year in the country ,8% of total existing stock and already seeing rent rate declines of near 10%in the city so far) and they are taking a big chunk of the monthly cash on cash as the preferred payouts for their 3 different classes are well below the projected cash on cash total.

so pre 2020 hail existed and why would it matter if a landlord has hail occur or a primary owner has hail occur? 

Plus Sec. 179 still exists as well for an accelerated depreciation vehicle for smaller taxpayers.

The reality is you need a strong team.Whether you build that team yourself or plug yourself into an existing one is the question.

Not saying you should, check first of course.Depends heavily on the AHJ where you're located and whether or not you have a pre-existing relationship with them.

I always knew these numbers existed (and have reaped the benefits on my first property) but never put pen to paper for future analysis's. 

And, while "perfect" doesn't exist, "good" IS there to be found.
