@Stephen McCrackenCouple of things1) This may be bank specific but both Chase and Navy Federal Credit Union told me that if I used a conventional loan on a home, I'd have to occupy it for at least a year if I was to use their traditional fixed mortgage.2) Consider looking 30 minutes out if the prices are too high if you're going the MLS / realtor route 3) Good idea using direct mail and cold calling to find off market deals.If you need help with number 3) feel free to reach out.

I've also been to Capitol Hill, Dupont/Logan Circle area and the Navy Yard but I assumed that those areas would be way too expensive for me to bother looking at.

I served for eight years in the worlds greatest Navy. 

I want to be able to just pick up one day and go on a week long vacation with my family without even thinking twice about it.I spent 6 years in the US Navy as a Nuclear Electrician.

I'm a Civilian Program Analyst for the Navy here on Oahu.  

So that ultimately my husband can retire at 44 when he retires from the Navy.

We got started by buying personal properties and renting them out when my husband is transferred (Navy).
