I was about to do a full LVP install again but came across a great deal on 14mm solid strand bamboo plank floating floor treated with 9 layers of aluminum oxide for $1.69 a sq ft.

The aluminum oxide finish is MUCH harder than the old urethane finishes and it will take a hardwood guy a long time to "blast" through those layers.  

New water heaters, appliances, pet friendly hard water resistant floors, tight plumbing, etc.

As a 20-something resist the urge to upgrade your lifestyle and focus on putting as much away as you can.Figure out what type of real estate investing you want to do (only you know this answer), start attending local REIA meetings and volunteer to work with someone, you get experience for free!

I keep getting pulled in the direction of STRs but resist because I don't want the work that goes with it. 

If there are too many complaints about undue resistance to paying claims that may explain the low rates. 

The tenant a week before closing was arrested for assault and resisting arrest and charged with a felony.Second, once we finally closed he owed me $130 dollars at the closing from rent he collected from one of the other tenants.

At this point I'm still mad and resisting letting the tenants get away with it; I can't afford to ignore the $6000+ loss.
