The numbers I posted earlier were a little too optimistic, however the concept remains the same.

@Will F. you are right that the prop may allow that to happen, but I'm optimistic because we have a few things going for us. 

Hopefully the listing agent gets a response soon as I'm not too optimistic of my chances of getting someone from the bank on the phone that can help.

I read an article recently that said the population in CT is dropping by 1% per year - but those that are leaving are not the renters they are in the A and B neighborhoods and the people who are replacing them are renters - So i'm optimistic in for the next couple of years to be a landlord.What's your turnover rate in South windsor? 

Your vacancy looks very low, too.The bigger issue is that even with your optimistic cash flow assumptions, your Return on Equity (ROE) is only ~7%.

Also, just to confirm that I'm not just overly optimistic on the ARV: the second time this happened, I was unable to get the appraiser to budge from his value of $80k.

I would rather be conservative and be wrong about a better outcome then be overly optimistic and a worse than expected future reality takes me under etc.    

I'm optimistic long-term about the Texas Triangle though.  

And IMHO, the Zestimates are about 20% optimistic, rents are actually much depressed.
