Do I need to get an official exemption or do I just declare my 4 plex a senior living community? 

I thought about doing a Lease Option where I pay the monthly "rent" directly to the lenders, but I'm worried about my risk if they declare bankruptcy, something happens to them, or any other imaginable scenario that would put my ownership at risk. 

Per ORC, a condo is created by a "Declaration" (see ORC link I posted) and the "Condominium instruments" include an owner's method of ownership in "common elements" and an owner's method of management which is the "Unit owners association".

I read a post about some of the headaches of the program, where someone declared that HUD can withhold a voucher for payment for broken items in the home, tenant/HUD not notifying the landlord for a fix, and waiting weeks for re-inspection before payments are issued.

Your building should have condominium declaration documentation.  

My wife and I are targeting single family homes with multiple bedrooms along with multi family units with up to 4 units per building.Several questions that I have (there will definitely be more) are as follows:- I've been told before that real estate taxes double when a property is declared a rental. 

I declared bankruptcy so I don't one it.

I'll leave him a note and send a text that he can come get a new key from me at my convenience.According to the lease I can declare it abandoned in 15 days, so I may not have to evict after all. 

My first instinct is to declare war on the HOA.If they do not immediately drop the first 48 violations I would ask them the following..."
