Because you know, and I know you know, in fact, I know that you know that I know you know, your response rate in direct mail is 97.32% dependent on grow rates of domestically produced, but commercially raised cotton vs. foreign, non-commercially produced cotton.

I have spent more than 25,000 in direct mail and we have plans to triple that number this year.

Which also means they would not become landlord en masse like folks that was born in 1950-70.Since our financial regulation indirectly has financial bias to support working marrying couple (ratio of income to rent is now 1:4.5 in many cities) before they even able to apply mortgage then the number of mortgage application would be less. 

If your sending/tracking that much monthly you have to be a expert in direct mailing, so my question to you is "what's the best content for conversion in direct mailing?"

I don't disagree with you, I'm inexperienced in direct mail and marketing.
