I'm a builder in the area and we are currently focused on 225-275k new construction in western Buncombe and eastern Haywood county.I look forward to meeting some of you this evening as well. 

Nj will be a renter's state in the future, especially in the entry level homes.Philadelphia and Eastern PA is in a sellers market still even at these levels.

I had been looking at Reno as one possibility but have since changed my focus to something a little closer to the eastern seaboard.

I think Big Bear might be more suitable for this kind of idea, but frankly the ski terrain there is so uninspiring (and I love the eastern Sierra much more).

My concern is this on the Eastern Plains of Colorado. 

This pertains to Eastern North Carolina, I have a property that is NOT in a flood zone but I have considered getting flood insurance due to the severe weather here in the Summer months and heavy rain, however, the lowest insurance I can get will cover $20K property with about $33/month for the insurance, which will eat into my cash flow, I don't know if it's worth it or not.

Both NC nd SC and most South eastern states cheaper entry point depends on what you are buying Low end stuff ( I don't touch goes cheap ) I prefer to stay in 1 % rule for our builds. $160k should rent for $1600...
