She's made physical threats to me and the PM on multiple occasions.  

The message stated that they had 10 days to respond or we would proceed as if they had approved us to do so.We thought this was fair to cover all the extra time & effort it took to:1) Figure out the forms & program2) Chase tenants to get them to fill out their part of the application and get their required docs3) Chase the caseworkers, who were overwhelmed and conveniently kept "losing" submissions emailed or uploaded to them4) Deal with a myrid of other challenges to actually get the funds for our clientSo far, we've collected over $100k for our clients and most are okay with our charges.A few though, are complaining and making threats that we are charging too much.

If the numbers are mediocre and there's a threat of change in regulation, diversify. 

Otherwise, your threat is to give notice of termination, then eviction.

Likely there would be zero deposit to return to the tenant.BTW I semi regularly get a threat of suit but so far no one has actually filed suit. 

The shower issue...over time the valves get hard water build up or the seals break down so the valve doesn't function at 100% anymore...... its in no way a water safety issue....annoying.... but not a threat to the safety of the unit...Microwave....gonna cost you more for a "$20 temporary one" and then having a tech look at the original and then replace the glass.... then just replacing it.

Calling insurance might have been a mistake also since it's only a threat. 

Do not let threat of law suit determine what you decide; use your compassion for a poor living situation.

Again its one side, but there are consistent threats of Julie committing suicide to have Melanie live with it...and also threats to kill Melanie.
