Another way I will support purchasing SFH's is to have a General Contractor that lives where you are buying out of state and you feel they are trustworthy, experienced and communicates well.Be careful when paying for work done except for maybe an upfront fee for materials.

It is ordinary and necessary as a real estate investor to travel to the property so he/she can see the condition of the property, communicate with the tenant etc.Therefore, travel to and from the property can be deductible.

Communication with different team members such as a realtor, inspector, lender, property manager, an insurance agent becomes overwhelming and difficult to keep a track of emails in an organized manner. every member may have their own portals (dotloop etc ) to keep a track of but it is not from an investor's perspective.

Real estate + money + relatives + lack of communication = big badda booom.Would recommend next time get all this stuff down in writing up front AND I personally would not use a relative or close friend.
