I worked alongside professionals as a "helper" With pretty much no construction experience, they put me on the dirty grunt work, cleaning rat poop, removing the old toilets, scrubbing down baseboards, etc. but as I was doing that, I was watching every single thing they did, and pestered them with tons of questions on how to do things and different techniques.

I tried to overcome that objection by explaining that, unlike a LTR, STR's are professionally cleaned almost weekly and during that time they are inspected for damage and if any, repairs are made immediately.

I would definitely suggest a "wood flooring" on the stairs instead of carpet for the cleaning reason. 

Some of the comps in the area are around $100,000 this property is move in ready clean and ready to rent, previous rent was $900 and as high as $1,100

Vacancy overall is probably around 8 percent but good clean housing can go fast

We would like to keep the tenants because they're good tenants, pay on time, keep the place clean, etc. 

Granted, I don't know a thing about your situation but sometimes a clean start is best for everyone.

Filters clean, ac cooling appropriately, etc. just to be sure it’s not a system issue.

This include cleaning, painting and doing any repairs to get the house ready to sell and I can hold selling rights for 90 days.

My only theory is he wants our mortgage to look clean until he has the chance to sell it to a big bank (it's a small private lender), and he's only looking out for the company's interests.
