I just finished the 1st chapter of No/Low Money Down and learned about FHA + 203k Loans which gave breath to some ideas. 

Reassessing the property should increase the value and give the rehab budget more breathing room, or else even more money would need to be spent raising the first floor above the flood level.   

If you are counting potential income from the 4th unit, my opinion would be to put more money down to have some breathing room in case of income issues.

We had a lot of criteria to meet and got shot down a ton before we pulled the trigger.Take a breath and relax!

Also, as long as a material containing asbestos isn't friable (flaking into tiny pieces that you breathe in), it isn't really a hazard.

Not a ton of free time but at one point, some contractors did not even have time to breathe.

Finding a "tired" property that is currently under managed with low rents and high expenses allows for significant value add and ROI if you can breathe some life back into it!
