I could just see somebody's dumb behind having a heart attack, heat stroke, or burn in that thing, then they or their family will hire an attorney to prove your sauna is 0.3 degrees hotter than the industry standard, doesn't have the correct signage, you didn't post the number to 911 inside the sauna....some sort of nonsense to make it your fault and expensive.

But you have to vet each one first to make sure the rehab would really be in budget and that the rental potential is there.When attacking a "1% list" like what I pull I see it as peeling layers of an onion.  1% is the easiest quick and dirty barometer for potential cash flow, and there are other quick and dirty ways to estimate all the numbers based on correlations to nearby rental listings from the same MLS.

It is a little challenging to discuss the renovations with my wife as she is a Worry Wort and as soon as I discuss renovations she automatically goes to "this is too much money, and we can't afford it, and were going to go bankrupt, and were ruined forever" fortunately I am able to brush off my old PhD education and qualm the mini anxiety attack and return her back to base line.

Even if your properties are in LLC’s, these do not always protect you money from being attacked in a lawsuit or bankruptcy I have been through this and IRA money and my primary residence was not touched. 2.
