I plan to have a co-signer for my FHA loan (I dont have W2s but I have cash and a great credit score) and place my reserves into fixing up the property and getting it rented.

I was wondering if someone can offer some advice, insight, thoughts on when they felt it was the right time to "sell their share" of a co- owned property with someone.

You can read up on the exception requirements on Fannie Mae's site: https://www.fanniemae.com/content/guide/selling/b2...A few months ago, I used a random .com lender on a CO-refi that met the exception requirements, and it was fine. 

If you are just intending to be a co-owner, there is no required for a 1065, partnership return.

Maybe a co-signer could help you qualify for your first credit card?

@John Quan There is no standard or market for compensation as a co-gp.

Also, in most cases, Sec 8 won't pay the whole rent and the tenant makes a co-pay if they have any income at all.
