I am still trying to get my first transaction/client, and ultimately my goal is build leverage from my initial deals to generate more leads and more business to make a full transition into running my own RE practice.

And even if the claim were paid, the loss ultimately falls on the responsible party like so: the title insurer tells the closing attorney "you screwed up" ... closing attorney's E&O covers the claim ... then they turn around and collect from the seller/lender because the contract says taxes will be paid and prorated as of the settlement date.Of course, I'm no VT attorney and this isn't legal advice.

I obviously didn't close on the house and am now refocusing and moving towards my Ultimate Goal of Small Multi-Family Properties (2 to 4 units).

I was wondering if anybody knows of any good strategies to survive another market crash?

Because a 2-4 unit property will serve as a forcing function to drive a multifamily deal with "training wheels," so to speak, before moving into larger multifamily deals (where folks should ultimately aim to focus in their bigger strategy, in my opinion). 

Whether you hold it or sell it really depends on your ultimate goals doesn't it? 

Have you already read the Ultimate Beginner's Guide, it also has a section on wholesaling. 

Ultimately you'll make it whatever you and the seller are both happy with.

But ultimately, you don't even need 1 LLC to get started.
