I know in other areas on the country they don't look at anything above 70% of ARV.I tried to fix and flip 4 hours away from where I am, and didn't enjoy it.

As you mentioned, an agent is one of the four but you also want to focus on curating trusted relationships with a contractor, PM, and lender (espeically one who can help start to finish with the purchase/rehab and refinance).

Just because someone has money doesn't mean they in the position that can understand the investment business..... honestly I myself really enjoying SeekingAlpha's model as Fund money manager with credibility invest and share their knowledge to each other in paid membership model.

It’s different that looking at contractor bids because I don’t see too many “fair contractor bid” complaints :) But you’ll see plenty of tenants.

We still own the condo, we just have tenants in there who are willing to pay the HOA fee and the increased taxes in order to access the slightly better school system up there.Bottom line, someone who just shows up alone and out of the blue, says they make 3x your rent, offer you nothing else when you explain the income verification problem, and object to a month-to-month rental contract or an increased security deposit, well, they're probably lying about how much money they make.
