Not reliable, but helpful, look at the value on zillow and trulia and look at the houses around it see how uniform it is.

I agree w/ a previous post that your current tenant could receive relocation benefits under HUD's uniform relocation act (UDR).

This will help you reproduce your analysis so you can make adjustments and see their impacts but keep the same relative analysis metrics.As you make a uniform analysis, you will start to see the patterns and will be able to even respond to them in real life.

Put a couple battery-operated motion sensor shrieker alarms inside.

Nice granite counter tops (look for stuff with lots of motion & veins, not the cheap "flecked" stuff) in the kitchen & bath, unless you go with high-end marble in the bath.  

I have used National Tenant Network or NTN for about 5 years for background check, and their DecisionPoint to guide me based on their uniform criteria for accepting applicants based on credit.

In my area I have found that even the smallest things can make a huge impact if done uniformly.
