Aloha,You do not state where you are located, but in some jurisdictions you could possibly create a new problem by apparently "retaliating" against the Tenant with a rent increase after her complaints.You should have a clear renewal process, which should include an annual walk through inspection of the unit to see how it is being cared for, and to look for unreported issues such as ongoing minor leaks, or appliances not operating properly (refer/freezer door gaskets damaged due to age; stove burners or oven elements burned out, etc).
