You may already furnish a stove and refrigerator but might be able to charge more monthly rent for providing a laundry washer or dryer.

@Paul Wolfson if it’s an attached garage without a stove then you can probably get away with calling it an addition to the house vs an ADU.

Normally i'd say just take 25% of the cash and pay down some of the debt, but if 50k can give you $500/m, end of the year you'll already have 3k saved up already, plus you can borrow more against it.

Aloha,You do not state where you are located, but in some jurisdictions you could possibly create a new problem by apparently "retaliating" against the Tenant with a rent increase after her complaints.You should have a clear renewal process, which should include an annual walk through inspection of the unit to see how it is being cared for, and to look for unreported issues such as ongoing minor leaks, or appliances not operating properly (refer/freezer door gaskets damaged due to age; stove burners or oven elements burned out, etc).
