A former tenant had caused extensive damage to the walls requiring complete repainting, and had damaged the carpet so badly that the flooring had to be completely replaced.

Most of the houses have wood exteriors and are painted in lead based paint, so when they need painting we plan to pay the extra money to have them scraped down to wood, sealed, and repainted.

Per my understanding, eggshell is somewhat more impact resistant, however when comes to repaint, entire wall has to be repainted; spot touch up can not be done.On the other side, flat paint is less impact resistant, marks can be easily left on the wall, however, spot touch up will make it look new; somewhat a cost saving at end of terms.What is your preference and reason, if you don't mind sharing.  

Have repainted, removed all carpet and vinyl, kilz all sub flooring. 

The building was old and outdated though, but the unit itself had been repainted, utilities were all ok, and floors were updated. 

Most conversations I found regarding paint in rentals state they should be repainted every 5-7 years. 

Tenants splatter grease all over, and if you have tile behind the stove, it just wipes right off and you don't have to scrub and repaint.

I offered to repaint his garage doors (which desperately need it) in exchange for him putting up with the all the noise from the jackhammering.

Considering  the handrail and I guess repainting the whole house since they have a lot of clutter that I'm sure scratched up the walls

They are all the same color and all need repainted.
