I haven't seen the current lease agreements or the payment history of the current tenants, but I wanted to throw the current numbers out there, along with my tentative strategy, to get some veteran (or even novice) feedback.  

But you know what they say, no vice worse than advice.

What are the due diligence measures to take before buying this property.I am novice investor but hoping to rent it fully in a year or so and sell it for profit.  

I'm clearly a novice here and any guidance would be greatly appreciated!

Hello guys,  I'm Laci and I'm a novice real estate investor in El Cajon California, looking to network with other investors and wholesalers in the state of California.

Basically, being the novice that I am and the current difficulty of estimating repair costs I'm going to stay away from that at the moment.

I've been doing a lot of real estate reading lately, and this is what I would recommend (in this order... as they somewhat go from novice to advanced):Start out with Rich Dad, Poor Dad- not so much a real estate book, but it'll really get those gears turning and make you think a lot differently.The Intelligent Investor- by Benjamin Graham-  This is a very tough read, and very boring at parts and mostly centered around stocks... but the principles within this book are applicable to ANY investment vehicle.
