I don't know how you all are spending money that needs paper receipts. 99% of my expenditures are either ACH or CC autopay's to utilities, banks or other regular things, or paid by credit card to Lowes or HD who email receipts to my 'landlord' email with the PO (unit or property) I entered at checkout.

@Daniel Hansen, Here's some that a small-time rental portfolio manager has in mind for systems.Rent Collection: Automate through ACH or Direct Deposit, as opposed to drive to the homes and collect rent checksMaintenance: Have a handyman "guy" or a crew that you can text and schedule, as opposed to run around to fix toiletsNeighborhood Watch: Make friends with the neighbors and have them alert you when there's undesirable events etc. going around the propertyProperty Management: If you choose this, have several property managers that you constantly keeping tabs on to help with management.

A big part was us also having a more aggressive servicer set up ACH, Debit card, or automatic drafts with the borrowers to keep them paying.  

I have 6 units and it works great for me to track the expenses, get ACH rent deposits from tenants and general accounting.

That is a head ache you don't want down the road, and an unpermitted building would make the resale value much less.

Some online tax auctions work via an ACH debit.

Raising the rent and hoping he will move will only result in heart ache.

Zillow Rental Manager is more clear about that.cozy.co is the only sure I've found where rent payment is free for ACH transactions.

I get paid via ACH through Cozy (cozy.co), so it takes 5 days to get to me, but as long as the payment is made and being processed by the 1st, I dont charge them.

Hey ya'll I've been a silent member for a while and am speaking up to see if I am cursed or if everyone has this issue.I have been to multiple banks (large and small, most recently Chase & Quickbooks/intuit) to try and get ACH payment processing set up.
