I exposed all of the walls for the shower.

Would you do mini's or perhaps put in separate hvac and maybe do exposed ductwork?  

SameerI agree with some of the other responses but thought that I would add my own 2-cents.If you are looking to get your feet wet it is usually best to invest locally, living close to your investment which exposes you to more.

.- Dig around each of the 35 concrete columns and 13 wood columns in the crawl space and expose the existing footer.- Chip away existing insufficient footing to pier edge.- Install reinforced steel rebar into base of the column.- Pour new footer and reinforce with concrete and rebar per engineering report.- Backfill soil around each footer.- Dig around 7 exposed deck footers and reinforce, dig 2 feet and apply rebar, pour concrete and replace old footers.

Even though plugging exposed extension cords into an electrical outlet isn't altering what's going on behind the walls, your tenant feels uncomfortable and unsafe, and having a licensed electrician come in gives him or her a piece of mind.

Good for you for exposing your kids to other ways to generate income.
