If not it will cost quite a bit to update everything from the 60's decor to present day.The units electricity would either need to separted so they each pay their own electricity or the rent should go up.

Using my estimate of capital expenses I have one property (duplex) that is not positive cash flow (not including equity gain) but there are a couple of extenuating circumstances on that one (we have a 2-car garage that we use both to store stuff for our rental properties as well as a few personal items (Christmas and Halloween decorations) and one unit of the duplex is rented to my handyman at a discount).

Appliances don't really seem to hold their value very long around here, and since most of the washers and dryers in my area are in the garage or a dingy basement, it's not like you need some high end piece of equipment to fit into the decor.

You can pick up a lot of nice looking home decor at Big Lots and other discount stores for a few dollars a it will make it feel more like home.I use Postlets to create a nice flyer and then let it syndicate to about 50 other site including Zillow, Trulia, Hotpads, etc.
