@Frank Wolter I agree but what I will also note because I am a contractor in Detroit and I do property preservation as well, I cannot stress enough to investors is once you get ripped off please do not ask your new contractor for deals to clean up someone else’s mess.

I did one such deal, only way you can back out is if the title is not clean.
