People take thinner and thinner deals based off of emotions.

We're also heading into a market downturn where ARVs are coming down, so you may have thinner margins than first calculated.

Yes I do see how the cheaper/lower rent properties could have thinner margins.

Some of us are on sideline watching and waiting for the blood on the street.

I don't have an overall recommendation for you, but here are a few observations.First, I really don't think you can underestimate the value a W-2 job brings to your ability to obtain financing, which is the life blood of buy and hold.  

I do agree there are some wholesalers that are trying to squeeze the blood from a stone but I hope this is more of an exception than a norm.
