The bedroom is big enough to support a small functional kitchen area, which will be added (fridge, small stove, microwave) and effectively turning the bedroom into a very small studio apartment.How much more can I reasonably charge based on this added feature?

In "The House Hacking Strategy" book, there is a discussion (pg 92) on debt-to-income ratio in regards to lending, and how 75% of potential future rent may be added to your monthly income number in determining the DTI.

I actually have reached out to the Attorney General's office to gain clarification on (1) the date of the price base (2017 or more recent declaration in Oct 2019), (2) what increase in expenses can be added on top (property taxes, maintenance, etc), and (3) length of lease for which this applies.

Even though there isn't too much industry in Providence itself, its an easy commute to Boston either driving or taking the commuter rail (which they are going to be adding more lines in the near future).
