She opted to do a quitclaim if he paid her a monthly allowance until it totaled 35k (some amount she felt he owed here) an compromise he seemed hard pressed to make just to keep her out of his life, so my mother came up with this plan for me to pay her 20k to get her name off the title and get my name on it so that I can be a co-owner on a house that’s all payed for so I can do Helocs to help fund my other deals.

@Mary Jay,The full-time college students would get the nod IF they would/could provide a co-signer that has verifiable income and good credit, and paid last month's rent in advance at lease signing.

Hi everyone,i just completed a renovation on my house and have renters moving in at the end of this month. i was pre approved for my cash out refinance loan but then the rug got pulled out from under me and now the bank is denying my loan unless i come up with a co-signer.

Furthermore, the representation on legal occupancy (at least in NY), should always be directly in the contract and title company won't be much help because they insure title, not legal occupancy, even though the title report will have a CO search, it's "info only".

Make sure they are qualified and if they are not use your discretion if you want to use a co-signer.
