question on liability on co-signer

Hi everyone,

i just completed a renovation on my house and have renters moving in at the end of this month. i was pre approved for my cash out refinance loan but then the rug got pulled out from under me and now the bank is denying my loan unless i come up with a co-signer. I have someone who will co-sign for me, my co-signers only concern is being liable if a renter decides to sue me. if i establish an LLC will that insulate my co-signer from being liable if something goes wrong with my renters?

thank you for any answers! i couldn't seem to get an attorney on the phone last thing on a friday.....
