My advice would be to keep expanding your rental portfolio in areas such as Tacoma and Puyallup, WA because rents have increased 9% there in the past year.

this is what keeps me going keeping up with all my 20 to 45 year old movers and shakers..  

I am a current resident of PDR and interested in opportunities in the neighborhood and in general networking with the shakers and movers.  

In 2016, I picked up a house for $71 k in Tacoma zoned R2 and 13,000 sq feet.

Like I did on a 12 unit in Tacoma  or going full credit like I did in some PDX deals because I knew no one would bid and then I would go in and split the property into lots and actually make money.

Most people are basing their work schedule, utilities, movers, contractors, and many other things on that date.  

@Giovanni Isaksen have you looked at Tacoma at all for SFR and 2-4-plex investing?  

Tacoma/Puyallup area is such a great market right now.

These are the same class properties that I run up here in Tacoma and I am relocating to Memphis for this so I am confident I can navigate it.
