Fixed problem (they said what it was but can't remember specifics) = 143.00Week 3 Tenant said shower head is broken, towel rack is loose and there was a leak at the washing machine bib. = $105.00 This was all done without my approval, I let the first two slide because I would have agreed to them fixing them both (not the dryer vent) I don't even supply the washer and dryer so them complaining of a leak on THEIR washer and cleaning the vent to the dryer doesn't make sense to me nor having to fix a shower head?

I suggest not using metal stakes (those can cost $0.50 each) and instead tape the sign to the signal or use roofing nails to put it on wooden telephone poles.

Called service provider who informed me that they perform an annual maintenance service but unit have no immediate problems.Laminate in kitchen and dinning areas.Included laundry room in each unit.Driveway has 1 covered parking spot for each unit, but plenty of caliche parking for 2 more vehicles.ConsRoof will need to be replaced in 10 years, including fascia.Carpet in bedrooms and hallway will need replacing soon.Windows could stand to be replaced as they are old aluminum.Needs landscaping, including cutting of tree limbsAnother concern is the resale of home, although in good condition, holding on to long term will indeed rack up expense costs and resale of a duplex is much more a task than a single family home, as there is less cliental interested in multi family.

You want it to shine and have a ton of action in the first few days, with everyone knowing it will sell right away.I think it's a huge mistake to let it sit there and rack up "days on market" while it's being finished.

I would think about doing three or four flips over the next 24 months, rack up the cash, and then see what you can do with respect to longer-term holds at that time.
