Eighty pound dogs with long nails will likely beat the floor up more than a 10 pound cat, that's what you should think about.  

It’s just a matter of networking and pounding the pavement.

Hey Michael - Boise is the closest city pound for pound to Spokane holistically. 

Then the hook ups can be some work to do well (and you will want to replace hoses/lines, clean the dryer vent, maybe test shut offs), so the less you have to do this the better.Plus, in my area appliance repair can easily be 50% the cost of a new appliance so getting a used one that might not have the same life span or require more repairs can be penny wise and pound foolish. 

I would maybe do 50% if I was feeling charitable and there were other expectations that were stated and not met, but even then if they were so close-minded as to not even step foot in the place then I would probably tell them to pound sand. 

Now we are going to eviction court, the tenant continues to harass me and sends me unwanted texts/calls.

I know a few investors who wholesale unwanted Dealflow.

Often after touring & asking questions for 30 minutes, they would then describe their "perfect 12year old 75 pound bulldog" & ask for exception...complete waste of 30 minutes travel, gas, 30 minutes opening blinds/turning on lights & reverse at end, plus tour time.
