Unmet expectations are what lead to frustrations and the eventual breakdown in partnerships.  

They also force you into working in their molds and expect you to adapt to their software.

Be aware that if you speak slowly, you might have to speak faster at times with different prospects, and vice versa, so be adaptable in that sense. 

Things we look for when we tour properties:Not updated (entrance) property sign/logo - must adapt to current times not when the property was first built; must attract high quality residence Logo not in appropriate sizing/ color, not big enough to see - logo must be emphasized so people can see hence it will bound to be useless; so people will be aware where to goNot well maintained foliage or garden stripsNot coordinated paint scheme (exterior) of the unitsWall (exterior) stainsFurniture (owned by tenant) not well kept in front of the apartment unitPlacement of barbecue grill (personally owned by the tenant) in front of the apartment unit- fire hazard Light fixtures (interior) must be change, must be uniform- existing lights have combination of white and yellowEven if the bathroom and kitchen area looks fine, it needs cleaning (TLC)Mismatched appliances (refrigerator white in color while the oven is color black) - small details make a huge difference.

I'm not telling you that you have to change your terms, but be prepared to adapt them and modify them depending on the situation.

You have to change & adapt or be left in the dust.

Bruce Lee had this idea that the strongest element on earth was water because it could adapt to any of the other elements and use their own "strengths" against them - aka a flood carring the debris of earth into other earth.

We had a lot of luck adapting the standard local Board of Realtors contracts when we first started out and couldn't afford an attorney.

I think it's important to adapt the rules in order to keep tenants, especially good ones.

If it’s so awesome, why wasn’t it adapted en mass years ago?
