I'm sure you can find an example online but I want all their personal information and I spell out that they are also financially responsible for the property. 

This should have the terms and conditions, the work being done spelled out and itemized if possible, pricing, time frame, etc.

I agree with some of the comments below that investor friendly means a lot of different things so be sure to spell it out a little.

I don't need a license to do business services.Also, you can add a DBA to your company if the name does not exactly spells out what it does.

It needn't be complicated and full of legal jargon, but it should clearly spell out responsibilities.

I've had family partnerships fall apart because things weren't spelled out in writing and there was no exit strategy.

Also, when I rented an apartment many years ago, the agreement not only spelled out a late fee per day charge ($40 and $10 a day after) but it also said rent would be increased from $950/mo to $1200.Besides this little issue the tenant is having, I have successfully managed 5 units (yes, not a ton but I've only been doing this a couple years now) and my tenants pay on time practically every month.  

Going into business with strangers is a hard thing to do so make sure to take your time and find the right partner and when you do, make sure to get EVERYTHING possible spelled out in the partners agreement.
