This should have the terms and conditions, the work being done spelled out and itemized if possible, pricing, time frame, etc.

Also, when I rented an apartment many years ago, the agreement not only spelled out a late fee per day charge ($40 and $10 a day after) but it also said rent would be increased from $950/mo to $1200.Besides this little issue the tenant is having, I have successfully managed 5 units (yes, not a ton but I've only been doing this a couple years now) and my tenants pay on time practically every month.

Going into business with strangers is a hard thing to do so make sure to take your time and find the right partner and when you do, make sure to get EVERYTHING possible spelled out in the partners agreement.
