We did everything listed by others above -- Repaint the entire house with 3 coats of oil-based kills, empty the house and scrub it down with smoke killing cleaners, repaint cabinets, replace all fixtures and appliances, full ozone treatment -- It got better in the beginning but as time passed the smoke smell came back. 

Even if the tenant only stays for six months you will more than likely need to repaint it and probably even replace the carpets, replace doors, repair in holes in walls, deal with police eventually, etc.

Gotta live somewhere.... at least I can repaint the bedroom without asking the LL's permission. 

It wasn't all glamorous as we were fixing a clogged drain and repainting a mailbox (yes, I still do this stuff but it allows me to get over to my properties on a quarterly basis).While traveling to/from we got to talk a lot about real estate. 

You're on the hook if the tenant skips out on paying the contractor, you're on the hook if the hot tub is improperly installed and floods the unit, you're the one who has to repaint the entire house when they decide that yellow, blue, and orange walls are awesome and then move out in 3 months. 

That's what it looks like, it's gross, and you will 100% have to do a primer  coat and then re-paint.   

Hi everyone.The drywalls in a vacant house were fixed and re-painted.

The floors were redone, new kitchen (counter tops, cabinets, backsplash), new trim and everything was repainted.

It needed to be completely repainted, and needed entirely new heating systems.

New address numbers and nicer light above front door.Not sure about repainting the house body - we came up with this color 4 years ago which was difficult due to the brick and roof and I dont hate it?
