I think we are really looking for a company that provides the provides the updates/remodeling to the property as needed, the renter and the property management on a turnkey rental.

I want to get both tenants out as fast as possible because i plan on living in the top unit and remodeling the bottom unit a bit as well as getting a tenant of my choice in there.

Are you looking to gain experience in remodeling and renovation?  

Usually in a transition area, on the phone, you should be able to get to the person at the city/county who handles issuance of permits for building and remodeling can tell you a bunch about activity in a neighborhood.  

I've done a lot of home remodeling the past few years, so I'm pretty clued into what needs to go into a home to properly renovate/rehab it.

A few months ago around Christmas time we were doing a bathroom remodel for a new homeowner on a house that was flipped, the master bathroom was a disaster, there isn't enough space to go into all the things wrong, so I'll just tell you about the bathtub - jetted tub they bought from Home Depot, so it was a de-engineered Jacuzzi model, low horsepower pump, less jets than the non Home Depot version, but it looked new and shiney. 1) Tub wasn't sitting on the sub-floor, was suspended by it's rim, even it they had built the tub deck correctly to size based on everything else I sure they wouldn't have poured a mortar base for it to sit in.

I would like to have property management i both cases.Taxes in Lehigh: $2600/yr-no tenants, property has been completely remodeled, new roof, new boiler, new piping.taxes in Philly: $1200/yr- the philly is in C/D class neighborhood, tenants on housing assistance, theyve been there for 3 years, property is very well kept.
