I suppose it's good to have Unison as an option if it makes sense for your situation but it seems like a raw deal to me.

I am interested in raw land investing.

Its easier to sell a silver platter than raw meat.If I were to be a developer, I would prefer to buy something that's ready to go than waste 1 more year to get those drawings approved.

I was looking for more narrative than raw data about the industry and the area where the park is located.

If you have purchased from him, what was the experience like and were you able to get some form of ROI on your raw land?  

I would like to 1031 out of an investment building that I have owned for several years and exchange into new construction buildings on raw land that I already own (paid cash for land a few months ago and construction has not yet started). 

I really enjoy what we call "texas country" which is not typical country from the Radio, its more raw stuff, people like Hank III, Wayne Hancock, Unknown Hinson and the like.I also found a band on myspace called "The Wrong Trousers" in whom I have really started to listen to as much as possible.

Many areas are so over built that no one should be buying raw land there.

A good deal could be a multimillion dollar strip mall in an up and coming area or a piece of raw land near where a new freeway is going in. 

As you move forward there are some ways to mitigate that through structure and limiting improvements on raw land to entitlements only.
