I am new to the site and looking to invest in LA/OC County but a lot of properties in LA are Rent Controlled. 

I left with no doubt he's my guy and while I'm figuring out what level I want to commit to and probably won't be ready for a month or more, he was generous enough to invite me out to a site of a home he's rehabbing to see what his processes are. 

What is wrong with this website is the majority of people on this site have no idea how to evaluate risk.When you have 25 year old hot shots trying to brag about how easy real estate is only to see them go crying to mommy in five years when they are completely underwater and are like "oh me" - ask me how I know.

market sure is site specific.. bird in the hand though grab your best deal and move on.. there are always more deals for those in the bizz.. its not that hot out our way but we have 17 house's pending in our development all in the last 90 days when the preceding 4 months we sold maybe 3.. 

There is a plethora of knowledge on this site.

There's a tool called Depreciate'Em that is listed on BiggerPockets Software page(http://biggerpockets.com/software.html)I have found the DepreciateEm.com site to be quite useful.

I have had very good luck with the referrals from this site in both areas.
