As a Doctor, you spend your time helping patients get well, not chasing down some past due invoice. 

I think the most valuable thing for me was the ability to have a place where I can see all of my properties and invoices.

When the seller of the business isn't willing to submit supporting documentation like banks statements showing claimed deposits and invoices supporting the expenses that the business would require to operate at that level, I walk away.About 7 years ago, I was going to buy a business that was a competitor to one I owned. 

Do I need to get invoices and receipts from all these guys or just some before and after pictures?

ask PM for invoices for materials and labor for all your past workorders. call the vendor if you have to and substantiate this work is done at your property..since its a picky tenant, ask them to move out.

The only way to generate those reports is to enter invoices, rent payments etc. 

There is a past due balance from previous lease terms plus unpaid bills (not yet invoiced to them).

I love how they put all your properties into one invoice, and send it to you early in the month with reminder to make any changes for that month. 

I ask because I have a 180k potential contract for apartment rehab, they pre-qualified 3 contractors and about to choose one, am about to submit my papers next week, and contract will start mid Feb.I have inquired some factoring companies but that means I have to go and get an invoice THEN factor them out.

We now just invoice LTR tenants for utilities along with their rent each month.
