I told him I was looking at it.The reason I have dragged my feet is because I noticed that, eventhough we take care of the weekly pool maintenance, the tenant does not seem to keep up with the leaves clean up in the skimmer (we have many trees around the pool/neighbor, and the skimmer baskets fill up very quickly especially now).

Hey AlFath, A few reasons- We are heavy equity- currently leveraged about 24% on a $3.55mm portfolio- so we heavy cash in on every deal-its always less attractive for what the mainstream says to do now adays but has been fruitful for us.The Property is on leased land- alot of people have issue with this but its not for me so some banks dont like to finance although there are some that do.it does make you a little cash poor at times lol but we have done this multiple times and our cash flow is high so it recovers quickly.Once we purchased this one we ended up buying the one right next to us for $375k the year after, a pic of the houses at night.our side by side beach housesthanks for askingnathan

Not to micromanage - they know how to clean a house - but for the unique things (like checking the propane tanks, replenishing the welcome basket, or whatever else might be different than a standard cleaning).
