Title should be able to facilite payments if you want and have them handle LT escrow and will be just like any other transaction.However all that being said I would be more apt to figure out if can make this happen with the seller before wasting your time on it since you have a fixed timeline.Best of luck!

Try utilizing a OTC or one time construction note or loan, its up to 726,200 loan amount so depending on your cost per sqft you could take that vacant lot you own (assumedly its free and clear) and use the equity in this land lot to facilitate your new construction and ADU build up to 726,200.Assuming 250 per sqft you can build around 2900 sqft of structures (SFR + ADU or total build out estimate).

Your financial account structure depending on what your entity structure looks like; the size of your portfolio; your transaction flow; how you plan to grow your portfolio and making sure your books are set up to facilitate that growth; if you have any FLIPS those transactions are accounted for with a different method than your rentals; etc etc etcThat being said, as @Chris Seveney and @Todd Lennig mention above, I'm a fan of QuickBooks Online.
